A snapshot of the Bluffton New Riverside real estate market as of May 7, 2026, with numbers pulled directly from our local MLS.

Currently there are 60 homes for sale. As well there are 66 homes under contract. 16 of these 66 went under contract in the past 15 days. 5 homes have closed in the past 30 days.

60 Active vs. 66 Under Contract

There are 66 homes under contract and 60 currently for sale.

Some of those 66 are new construction homes that won't close for another 7 to 9 months. They have longer build times. Even with this factored in, homes already built in the community are moving.

New Construction vs. Existing Homes

Currently active for sale in all of New Riverside (60 total):

• 14 new construction homes
• 46 existing homes

The 14 new construction homes break down by neighborhood as:

• 5 at The Lakes, with prices ranging from $409,900 to $479,900
• 4 at Midpoint, with prices ranging from $524,865 to $684,415
• 2 at The Heritage, priced at $406,490 and $419,900

Plus 3 more new construction homes added at The Lakes earlier today.

The 46 existing homes for sale by current homeowners break down by neighborhood as:

• 9 at The Lakes — average price $505,354, average size 2,535 sqft, $223.18/sqft
• 9 at The Heritage — average price $428,778, average size 2,097 sqft, $206.99/sqft
• 8 at The Haven, an active lifestyle community for residents 55 and older — average price $641,256, average size 2,260 sqft, $274.95/sqft
• 7 at Alston Park — average price $488,771, average size 2,309 sqft, $217.79/sqft
• 7 at Southern Oaks — average price $403,429, average size 1,810 sqft, $227.35/sqft
• 5 at The Landings — average price $664,778, average size 2,710 sqft, $247.75/sqft
• 1 at Midpoint — $399,000, 2,068 sqft, $192.94/sqft

Of the 16 homes under contract over the past 15 days, the breakdown is:

New construction (9 total):

• 5 at The Lakes — average price $415,900, average size 1,555 sqft, $268/sqft
• 3 at Midpoint — average price $695,148, average size 2,817 sqft, $247/sqft
• 1 at The Heritage — $424,340, 1,587 sqft, $267/sqft

Existing homes (7 total):

• 3 at The Heritage
• 2 at The Lakes
• 2 at The Haven

The Last 15 Days

16 homes went under contract over the past 15 days, against 60 currently active for sale. At that pace, the active inventory in New Riverside represents roughly 56 days of supply, assuming no new homes come on the market.

New homes do come on — K. Hovnanian added 3 to the MLS at The Lakes earlier today — but inventory is being absorbed faster than it's being replaced.

Of the 16 under contract:

• 9 are new construction
• 7 are existing homes

By neighborhood:

• 7 at The Lakes (5 new construction, 2 existing)
• 4 at The Heritage (1 new construction, 3 existing)
• 3 at Midpoint (3 new construction)
• 2 at The Haven (2 existing)

Across all nine of the new builds under contract, list prices ranged from $385,900 at The Lakes to $699,615 at Midpoint. The 5 new builds at The Lakes had prices from $385,900 to $469,900, averaging $415,900. The 3 at Midpoint had prices from $686,465 to $699,615, averaging $695,148. The 1 at The Heritage was listed at $424,340. The 2 existing homes under contract at The Haven were listed at $510,000 and $549,000.

Why Prices at The Lakes Are Rising

Prices for the newly built homes at The Lakes have been rising. K. Hovnanian was listing homes in the high $300s as recently as a few months ago. Today's starting price is in the low $400s.

The 5 newly built homes at The Lakes that went under contract in the past 15 days reflect that demand. K. Hovnanian is barely keeping up with the pace of buyer activity.

The Last 30 Days

5 existing homes have closed in New Riverside over the past 30 days. These are homes that were already built — not newly constructed homes from a builder. The breakdown:

• 1 at The Lakes
• 1 at The Haven
• 3 at The Landings

Of those 5, 3 went under contract within roughly 2 weeks of being listed and closed quickly thereafter. The other 2 sat for 134 and 282 days before selling.

These numbers are consistent with what we see in the market every week. Homes priced correctly go under contract within days. Homes priced above what the market supports sit for months.

Last week, we looked at a home in New Riverside that went under contract within 5 days of it being listed. That's the pace you want as a seller.
